Het pand werd op een veiling gekocht die ver onder de marktwaarde lag, met enorme mogelijkheden voor herontwikkeling en renovatie om de waarde van het vastgoed te verhogen.
Renovatiewerkzaamheden - De bestaande garage wordt omgebouwd tot de 4e slaapkamer met een eigen woonkamer en een eigen badkamer. Dit zorgt voor een enorme opwaardering van het pand met zeer lage bouwkosten. Het platte dak boven en langs de voorkant van het pand zal opnieuw worden gedaan met meer isolatie om te voldoen aan de bouwregelgeving. In het woongedeelte wordt de hoofdmuur afgebroken om een grote moderne open ruimte te creëren, volledig gepleisterd en gedecoreerd met een nieuwe keuken en vloeren. Er wordt een aparte wasruimte gecreëerd om de ruimte onder de trap te maximaliseren volgens de bijgevoegde plattegronden. Ten slotte zal een elektrisch aangedreven poort meer waarde en veiligheid aan het pand bieden tegen lage bouwkosten.
Het aangrenzende identieke perceel is door lokale makelaars getaxeerd op een waarde van ongeveer £ 700.000, en ik heb dit pand gekocht voor £ 426.000. Als ik de bouwkosten van £ 50.000 toesta, zou ik £ 476.000 hebben uitgegeven aan een eigendom met een waarde die ruim boven de waarde van £ 600.000 ligt.
Zodra de bouwwerkzaamheden zijn voltooid (geschatte 3 maanden) zal ik een standaard Buy To Let-hypotheek toepassen op de nieuwwaarde (huurinkomsten van circa £ 2100) en de hypotheek opzeggen om de investering in een zeer korte tijd terug te betalen. Ik heb nog 3 maanden toegestaan voor taxaties en papierwerk na de min. looptijd van 6 maanden. Ik investeer persoonlijk iets meer dan £ 100.000 in de deal om de bouw-, juridische en financieringskosten te dekken.
Er is geen reden waarom dit pand geen min. van £ 650.000 in waarde gezien de 4 slaapkamers, 2 badkamers, open moderne woonkamer en grote aansprekende tuin aan de voorkant in een duur gebied / geweldige postcode.
Nadat ik met makelaars heb gesproken, denken ze dat ze dit gemakkelijk kunnen verhuren tegen een gegarandeerde huur van £ 2500 per maand zodra de werkzaamheden zijn voltooid.

The property was purchased at auction well below market value, with massive scope for redevelopment and refurbishment to raise the property value.
Renovation works- The existing garage will be converted to the 4th bed with its own living area, and en-suite (Jack and Jill to Ground Floor WC area). This will provide a massive uplift in the property with a very small build cost. The flat roof above and along the front of the property will be re-done with more insulation to ensure compliance with Building Control. The main living area will have the main wall knocked down to create a large modern open plan area, fully plastered and decorated with a new kitchen and flooring throughout. A separate Laundry/Utility will be created maximizing space under the stairs as per the attached floor plans. Lastly, an electric-powered gate will provide further value and security to the property for little build cost.
The neighbouring identical plot has been valued by local estate agents at around £700,000 value, and I purchased this property for £426,000. Allowing a £50,000 build cost, I would have spent £476,000 on a property worth well over the £600,000 value.
Once the building work is complete (Estimated 3 months) I will be applying a standard Buy To Let mortgage on the new value (Rental income of circa £2100) and pulling out the mortgage to pay back the investment in a very short period of time. I have allowed a further 3 months for valuations and paperwork after the min. term of 6 months lending deal. I am personally investing just over £100,000 into the deal to cover the build, legal and funding costs.
There is no reason why this property won't be a min. of £650,000 in value given the 4 beds, 2 baths, open plan modern living, and large front appealing garden in an expensive area/great postcode.
Having spoken to estate agents, they think they can easily let this out at a guaranteed rent of £2500 per month once works are complete.

By Dutch law you are allowed a 24 hour cooling-off period, which means you can either change or cancel your investment during this time without any fees charged. After the cooling-off period you cannot change or cancel your investment. You are still allowed to make a second investment. Multiple investments will be combined in one when a loan is finalised.
Yes, but you will need to have a joined bank account with your partner. If you have a joined bank account, you can request to register a joined account on Max Crowdfund. Once approved, the regulatory limit for investing will be doubled to €160,000.
You can only register a new bank account by making a bank transfer of any amount from that bank account. We only accept bank accounts that are held by you and are in your name.
If you only have one bank account registered, this will automatically be your preferred account. In case you have multiple accounts registered, you can select only one of those to be the preferred account. Funds in your Max Crowdfund Current Account that are not used for a period of more than 60 days will automatically be transferred to your preferred bank account.
When the fundraiser fails to meet their obligations to make periodic payments as defined in the loan agreement, Max Crowdfund will follow up. Periodic updates will be shared to inform investors about the status of the loan. To recover from default, measures like a change of terms can be proposed, but this requires the approval from a majority of all involved investors via online voting. In the worst case scenario the Max Crowdfund Security Agent will execute on the collateral for the loan and distribute the proceeds to the investors.
